How can we save money?

Due to the fact that during coronovirus epidemic it is not possible to use social zones on the territory of the country as well as due to the restriction of international flights to Turkey we would like to inform you about the operating mode of the complex at the moment and what savings on costs can be obtained in the current situation.

Currently there are turkish and foreign owners living in Orion City and there are several tenants who occupy about 40 apartments.

The security of the complex is working normally. All employees of the information service are fully engaged. In their off-duty time the service employees are involved in garden work as well as in solving technical problems in the complex.

The office of the complex is open on the same schedule. The Manager of the complex controls the work of employees, organizes the implementation of planned events, solves emergency issues related to the maintenance of the complex, pays bills and pays a lot of attention to the work on the garden. The Assistant Manager accepts payments from the owners, hands over cash to the Bank, conducts correspondence with the owners and solves current technical issues.

Social facilities and SPA areas (hamam, sauna, gym, entire social area, barbecue) are not available. For this reason we will get savings on electricity and water costs, we do not need the services of a single cleaner right now.

Pools - the indoor pool has been closed since March 17. The water from the outdoor pool has been partially lowered to 15 cm in order to maintain the quality of the coating. There will be savings on electricity, chemistry and water. We also do not need the services of a pool employee at the moment.

Maintenance and cleaning of the complex - all in the usual mode. The pump supplies water to the apartments, the elevators are working, repairs are made as necessary, consumables (light bulbs, paints, etc.) are purchased and the territory is cleaned. The technician is fully loaded.

The garden at the moment are held in the garden landscaping and decoration, purchased seedlings, flowers, land, brushes the turf, formed the flower beds, repaired benches, signs, paving, electric lighting, produced paint work, etc. Water is used for irrigation. The gardener is fully loaded with work and employees of other services are also involved.

Elevators - continue to work in the same mode, we can't disable them because people live in the blocks. Accordingly the costs of maintaining the blue label, scheduled technical inspections and necessary repairs remain in full.

TV, Internet, CCTV (cameras) - expenses for maintenance under the contract, repair and inspection of antennas, etc. We can not lose these services, there is no savings here.

Beach - despite the fact that the situation with coronovirus falls under the situation of force majeure the Manager of the complex agreed with the owner of the beach that the payment for rent will be recalculated and the complex will only pay for the time when the owners will be able to visit the beach after the removal of the quarantine. There will be savings on spending on the beach but it is not known how big it will be now.

Income from the Hamam and beauty salon - we counted on the income from these premises when forming the budget but at the moment we can not get it because their work is prohibited.

As for employees, the situation is as follows.

In response to the coronavirus epidemic the Turkish Government has established general rules for employers and employees of private and public organizations:

1) employees cannot be dismissed during the first 3 months of quarantine;

2) if we need to reduce costs we must first put on annual paid leave those employees who did not use this opportunity in 2020;

3) employees who have already been granted paid annual leave should be placed on leave without pay.

Based on these conditions none of our employees will be dismissed in order to save costs. In accordance with the law and the decision of the management Board of the complex the pool employee as well as one cleaning lady and then the second one will be sent on paid leave and will receive a full salary. Further, depending on the development of the situation in the country, a decision will be made on the need for leave without pay.

The technician, gardener, information service staff, complex Manager, assistant Manager will continue to work under the same conditions.

CONCLUSION - in the current conditions the complex can only get savings on electricity, water, chemicals for swimming pools, beach rentals.

We will definitely report to all owners about the total amount of savings on expenses that will result from the quarantine. Then we will all decide together how to use it.

It is impractical to recalculate the current year's aidat as well as to reduce the additional payment amount due to the saved funds since the quarantine has not ended yet and the savings are not too large as for now.

As for the additional payment it is targeted and can only be used for the purposes for which it was intended (debts for 2019 and to pay for the contract for repairing the balconies of duplex-apartments). A separate report will be prepared on the expenditure of the additional payment after all debts will be paid.
